Thank you for a job well done. We’ve passed our final inspection and can now officially say we’ve wrapped up the parking lot rehabilitation project. The total cost of the project came in at just over $225,000.00 and is completely paid for! Thank you to all that have given to this project throughout the entire process. When the need was there, you gave, and gave again. Our heartfelt thanks also go to the teachers and staff, who put up with so much during this project, going above and beyond to ensure the safety of our children during the entire process. We cannot say enough how your joyful attitude and encouragement helped us through this project. To the parents and congregants who put up with construction delays and mess, we also say thanks, and thanks for all of your encouragement along the way. We feel truly blessed to have been able to serve His church in this way.

Heartfelt thanks… to Sue Kinyon, for coming in on her day off and planting all of our Daylillies along the fence, and spreading the mulch around them. We appriciate it beyond words. You’ll be greatly missed in your retirement Sue!

Shrubs planted, flowers next Knupppers Nursery planted our necessary bushes along the fence on Thursday Sept. 16th. All we need now is to plant some flowers and we’ll be finished!

Last of the lights! The last light was put on the building this past Sunday, bringing the lighting phase of the project to completion. All of the new lights around the lot and on the building have been installed, and all of the old lights have been removed. Thanks to Bill Bonefas of Structural Solutions, Fort Worth Texas for providing the engineering for the light post attached to the shed. A little bit of landscaping is all that needs to be completed before we can call the whole thing complete.

Sealcoating done, lot open. Thanks for your patience. The lot sealcoating is now complete and the lot is back open. The lot lighting is scheuled to be completed this weekend. We have 1 more light to mount on the building, and plans have it going up on Sunday. Thanks for your patience throughout this parking lot project.

Reminder: Parking lot closed Tuesday and Wednesday The parking lot will be closed to all traffic, foot and car, on Tuesday the 17th and Wednesday the 18th for sealcoating. Sealcoating the lot now helps keep out the harmful UV rays that deteriorate the asphalt. Think of it as sunblock for your parking lot! We are taking all the steps necessary to ensure long life for our new paving. Thanks for your understanding as we finish up the last details…

Fence completed! The new fence has been completed and it looks great! we need to add a little landscaping once the weather cools a bit, otherwise we’re close to finishing this project! Thanks to all who have given to help fund this cause.

APPROVED! The Palatine Village Council has approved our fence variance request and we can now go ahead and finish the fence along our property. We will need to add some additional landscaping as well. We look forward to completing this project….

Over the first hurdle! By a vote of 4-1, the Palatine Zoning Board of Appeals voted to approve our new fence extension, with the addition of some landscaping. We are currently working with the Village to determine what we need to plant to meet their requirements. Our meeting before the Village Council for final approval is Monday July 12th at 7:00 p.m.

So, how do you like the fence? The new fence has been installed, we are just waiting for them to finish the bollards (those big concrete filled pipes that protect the fence) Our meeting before the village Zoning Board of Appeals is Tuesday June 22nd at 7:00 p.m. Come on out and show support for for school and church!

The new fence material to replace our exisitng fence has been shipped and should arrive at the Cardinal Fence any day. One it arrives, it should only be a couple of days and we’ll have a beautiful new wrought iron look fence to replace that ratty old chain link. Paperwork has been filed with the Village of Palatine for our special use permit for the new section of fence we will be adding. We’ll notify everyone of the hearing dates once we know them. As for the lighting, We’re making progress on putting up the building lights. We are hoping to have them all up by the end of June. Stay tuned for updates.

Join us for a great outing! Sunday June 13th, get ready for a day of fun at the Schaumburg Flyers. What better way to celebrate the end of the school year and kick off summer than a day at the ol’ ball game! Immanuel will have section reserved for this special day! Kids will get to run the bases after the game and meet the players for autographs! Tickets are only $10.00, and Immanuel gets $5.00 from each ticket to put towards finishing the new fence! Tickets will be on sale starting Sunday May 2nd through Sunday May 23rd. Come on out and lets show our Immanuel pride!

Weekend update OK, there’s been a few changes. Due to Stephens ministry commitments by a few of our key players, the lights will be installed on Sunday the 11th, instead of Saturday the 10th. But that doesn’t mean anyone gets out of work! The weather people tell us we’re going to have two glorious days this weekend, so we’ll still be having our landscape clean-up on Saturday morning. Come if you can. 9:00 o’clock or so (that is, if our young volunteers can get out of bed that early) If not 9:00, come any time, there’s plenty to do!

Details, details….. On Saturday April 10th we’l be putting up the long anticipated light posts. We’ll also be cleaning up the landscape around the lot in preperation for the new fence. We’ll need to move some dirt around so bring shovels, rakes and if you can wheelbarrows. We will staighten out the landscaping on the north end of the lot and along the office, plus lots of other small projects. Come on out and join us! We will have a great day of fellowship and enhance the beauty of our property! Plus, the more people we have, the easier it will be to gang-up on Bruce and Carl and get them to buy lunch!

Postlights to be installed April 10th! Weather permitting, we will be installing the 9 perimeter postlights on Saturday April 10th. We are also planning a landscape clean-up on the same day to repair the areas around the lot that need help, and on the North side of the building. We’re looking for help! Everyone’s welcome, young or old! We’ll put ya to work!

Up and working! The new perimeter lights are up and working! We had a great crew on Sunday work together to get the job done right. Special thanks to all of those that stopped to help out. We’ll be posting some pictures soon. Next, we’ll be replacing and adding lights to the building to complete the lighting project. Then, we’ll replace the fence to finish the beautification project!

A really big thank you to John Siegmeier for bringing his loader over and moving lots of dirt around for us. John save us loads of backbreaking work! There’s a tool for every job and John had the right one for all of that dirt! Thanks to fred Seibert for all of his work getting the landscaping straightened out around the property! A brief history.  

Ask around, and nobody really seems to know for sure just how old Immanuel’s parking lot is. Oh, we know the section by the office was done in 1989, and we think the South section was done about 25 years ago, but it seems even the unofficial “Church Historians” are scratching their heads on this one. One thing is for sure, it’s way past its glory years. It has become quite a challenge to traverse, by foot or by car. And it takes a brave adventurer to try and navigate it after dark. A few years back, efforts were undertaken by the church, school, student council and others to start raising funds to replace the lot. It was also thought at the time to improve the lighting because, even with new paving, the lot has some pretty dark corners! And the fence, it’s seen better years, better add that to the list….

Setbacks and successes….

By the Summer of 2008, the fundraising effort was moving along, and V.P. of Properties Bruce Buhrke was busy gathering estimates for the job from local pavers. Then came the bombshell that we would need to add additional storm sewer drains to the tune of about $40,000.00. Talk about taking the wind out of the sails! Now, we we’re kind of back to square one. We were way short of funds. Disappointed, but not deterred, Bruce soldiered on. Fast forward to Spring of 2009. A new fundraising campign was begun, and in a short period of time, we were very close to reaching our financial goal of starting the lot. Then, a bit of good news. Through some negotiation by our Church Chairman Carl Koenemann, the Village agreed that no more storm sewers would be needed. Great! That extra money raised would be put towards new lighting, and fencing, perhaps enabling us to complete the project in its entirety. Now, a group was assembled and was meeting regularily to get the project moving. Things looked pretty good until..

And setbacks…

We knew the paving was in bad shape, but we hoped that the base under the paving would be good. We went back and forth and finally, decided to do some tests to determine just what was underneath. Well, low and behold, the stone underneath the existing lot wasn’t exactly as good as it could be. So, now that needed to be dealt with at substansial added cost. In fact, most likely more than we though it would cost if we had to add the sewers. So, we’re back to square one. Now, we’re pretty much back to hoping we have enough money to get the conduit and bases in for the future lighting, and the parking lot paved. The actual lighting and the fencing will have to wait. That pretty much brings us up to August 2009.

Progress and timeline archive  

August 2009

August proved to be a pretty busy and productive month. We had various sections of bad concrete around the church replaced. In the process, we eliminated many of the tripping hazards around the building. This needed to be done before the asphalt work was completed. We also removed the “sidewalk to nowhere” on the playground and replaced it with woodchips. A special thanks must go out to Paul Snare of Lampigiano & Sons Concrete for keeping the cost as low as possible for us, while assuring a quality job that will be long lasting. We rounded out the end of August by taking preliminary soil tests around the lot that determined we needed a more comprehensive look. Thanks also go out to Dale Meyer for his help and advice here as well.

September 2009

September started with the need to address soil issues around the lot. Parking lot committee member Mark Neubauer was instrumental in finding an engineering firm and soil testing company that fit our needs while staying as economical, er, cost effective (read cheap) as possible. Before Labor Day, the soil testing firm of H.H.Holmes had completed 6 borings between 5 and 7 feet deep of various areas of the lot. This information was then turned over to Northwest Engineering to establish a comprehensive plan for making our new lot last. On Sepember 11th, With these plans in hand, Mark and Mike Walsh met with several contractors, who would potentially bid the job, to walk through the parking lot for a question and answer session. Afterwards, the completed plans, including the electical plans completed by committee member Dave Dickerson, were sent to the Village of Palatine along with the permit application, to apply for the necessary permits.

At our meeting Tuesday 9/15, we discussed the walkthrough with the contractors, the schedule for the job, and how to work around the weddings and various events taking place at church. We scheduled the electrical rough in work for the weekend of October 3rd and 4th, weather permitting, with the weekend of the 9th and 10th as a rain date. All bids for the excavating and asphalt job are due by 9/17 We will discuss them with our engineer and the low bidder at our meeting on Monday 9/21.

At our meeting on Monday 9/21, we verbally awarded the contract for the paving and excavating work (pending Trustee approval) to Lenzini Excavating and Glander Paving, both of Palatine. Present at the meeting were Eva Price of Lenzini Excavating, Jake Paloian of Glander Paving and Dan Havlir of Northwest Engineering. We discussed and settled issues related to logistics and schedule. Work on the lot is scheduled to begin as soon as we recieve the permits from the Village of Palatine. We are currently still waiting word of approval.

We are still awaiting permit approval from the Palatine. The village returned our premit request with several small issues, most of which have been worked out. we still hope to have approval this week to begin necessary preliminary work.

We’re approved! The Village of Palatine approved our permit application and we are moving ahead with the work immediatly. On Friday Oct 2nd we will begin the infrastructure work for the lighting. This should be concluded by Monday Oct. 5th. Be advised there will be limited parking in and around the lot on those days, however Saturday and Sunday services should not be affected. Actual excavating work is set to begin on Tuesday the 6th, at which time the lot will be completly closed off and not available, even during services. Please plan alternate parking during construction.

The electrical infrastructure work has now been completed, despite a few weather and equipment setbacks. The work was started on Friday the 2nd and completed Tuesday the 6th. All of this work was done by members or friends of the church. There were over 300 man hours put into this project! This volunteer work saved tens of thousands of dollars for the church. It was a great time of fellowship for all involved. This crew consisted of:

IMPORTANT UPDATE:The lot is now closed. Actual work has been delayed due to weather, in fact, there may be stretches of several days when no work is being done. We need a good weather window to complete the job. It is deterimental to remove the existing lot and then have it sit it the rain, turning it into a mud pit. Rest assured, we are working closely with the contractors to assure a timely, yet quality job. The decision has been made that due to the condition of the lot, it is now closed until completion. The school has their new plan in place for pick ups and drop offs.

IMPORTANT UPDATE: Lot will re-open temporarily Friday. Due to weather delays, the lot will re-open in time for 50’s plus and weekend services. The lot will then close again after Sunday services on Octobet 11th. Work has been rescheduled to begin on Monday October 12th.

Explanation for delay The weather this week will delay the beginning of work on the lot. The work will begin with grinding and removing the existing paving surface. This will expose the ground underneath. Then, the excavation of the subsoil will begin. Once the soil removal is completed, the gravel will be replaced, then the paving. We need several days of dry weather to complete this work. If it rains between completing the excavating and installing the gravel, this will delay the project considerably and possibly add to the cost. We are not confident enough iin the weather this week to make the move. Preliminary forcasts show better weather next week. We are working with the excavating and paving companies to ensure a quick, yet cost effective job.

WORK HAS BEGUN At 7:00 a.m. this morning, a large pavement grinder and other equipment were on the lot ready to start the asphalt removal. Hopefully, this work will be completed by days end. UPDATE By 12:00, half of the lot had been stripped and was stacked in the corner near the dumpster. It sure looks a far cry from what it was.

As of Tuesday morning, all of the old asphalt has been removed and stacked in a large pile on the lot. Excavating will begin this morning. Hopefully with good weather the excavating will be completed by late this week or early next. Pray for good weather!

Good and bad As of Wednesday morning, the lot has been graded and the good and bad spots have been identified. The good news is that some of the spots were better than we thought, and the spots we suspected would be bad, weren’t really any worse than we thought they’d be, if that makes any sense. So, we’re optimistic that our contingency costs will be within reason, which is good. Stay tuned….

Game called on account of rain… Looks like things are a little too wet due to the overnight rain. Grading will take the day off today, but hopefully things will be back on track on Friday. Still looking good for getting some asphalt down next week.

It’s a beautiful day, why aren’t they working? Well, quite frankly, that’s what we wondered. After checking with the excavating contractor this morning, he advised us that he wished it to dry out one more day today and hit it again tomorrow. He assured us that he is prepared to be finished with the excavating by Tuesday evening. Since he has over 35 years of experience, we take him at his word, no matter how painful it is to watch nothing being done today! We are still confident we will have asphalt down by this week.

Rough grading completed The rough grading on the parking lot was completed by Lenzini Excavating late Tuesday. This morning, Glander Paving is working on the final grading, which is the last step before asphalt. They hope to have final grading completed today. Unfortunatly, with the inclement weather that has been predicted, paving will most likely be pushed back to next week.

The waiting is the hardest part… Waiting out the weather that is. We’re still too wet to get things going today. Hopefully the weather holds and we have a couple of days of sunshine this week, so the final grading can be completed. Keep a good thought…

Still waiting out the weather Glander Paving will be on site today to see if the lot is dry enough to continue with the finish grading. They feel it is still too wet to pave and we’re holding out for a few sunny days (in a row) to dry it out for paving. If there is too much water in the base, this can freeze and heave, thus possibly cracking the new pavement. We wish to avoid any future warranty issues, which is why we’re waiting it out… UPDATE, as of late morning, things were still a little too wet. We’ll try it again tommorrow! UPDATE 2 As of early afternoon, Glander is on site working on the final grading…

A note from the Glander on 9/28 “Ran the roller over the lot today. The base is still moving, still wet.
We have had no sunshine today, and very little the past week. I’m afraid to say the job is going to need three days of good drying weather. Not just calendar days or rainless gray days like today,but three drying days.
I would not think about that lot for a week. It’s not what you want to hear and I’m going to be unpopular,
but I want to do it right and it will not be right if we pave it now.
If the church wants to pave, and forces the issue, and waives the warranty I would set it up.
If there is no real timing issue except everyone is getting impatient, let’s wait and look at the lot next week.”

We on the paving committee concur, and have every confidence in the contractor’s judgement. As hard as it is to say, we must wait out the weather and do the job right….

Back to work Glander was back at the lot at 7:00 a.m. this morning to complete the final grading. A determination will be made by the end of the day as to the shape of the lot and if it is ready for paving. We are hopeful….

Still a little soft The final grading is complete, and the lot is ready for asphalt. Unfortunatly, things are still a little too wet at the lot as of Monday afternoon. We will be checking daily, hoping for little rain and lots of sun….

Almost afraid to say it… It looks like Thursday could be the day. Things are still not perfect, but we are hoping they are better by tomorrow. We are just not going to get a much beter weather window than we’ve had this week so we’re moving forward. Stay tuned….

WE HAVE PAVING! The first layer of paving, called the binder, was installed today. The lot will be open for business again Saturday. We’ll put the final ashpahlt down in a week or so, after we are sure no problems surface with the binder. Whew, about time isn’t it? We’ll have some pictures to post next week!

UPDATE The lot was re-opened Saturday in time for men’s bible study. We will need to close it one more time for a day or two to complete the asphalt paving. This will more than likely take place either late this week or early next. Watch for updates here.

ED. NOTE: There was no greater feeling then seeing the kid’s stream out of the doors onto the parking lot for recess last Friday. After being cooped up for recess so long, it was great to see them being able to enjoy the fruits of the labors of so many that have given to this project….

Waiting … Unfortunatly, the October weather that delayed our paving also delayed many other jobs that Glander Paving is working on. Now that we have good weather, they are playing “catch up” and trying to get binder down on all their other jobs. Hopefully we will get our finish layer soon… Check here daily for updates!

Waiting and watching… we’re watching the weather (that sounds familiar doesn’t it?) this week. Hopefully the finished pavement will be installed by weeks end. In the mean time, pay close attention to where you are walking. There are many trip hazards around the lot, especially at the entrances off of the lot…

Wednesday? We have been scheduled for Wednesday to complete the paving. We will have to see if the weather holds out enough to get it done. Regardless, be prepared for paving this week. Leave extra time each morning for any surprises that might occur each day. We’re nearing the end of this paving process so bear with us!

Final paving Monday November 23rd Glander will finish the paving at the lot on Monday beginning at 6:30 a.m. We will close the lot late Sunday. To lot should re-open in time for Thanksgiving services. If you are coming for a teacher conference, please park in the south lot and use the Plum Grove Road entrance. Please, do not walk across the lot after it is closed They will be sprayng oil on the lot, you know, same stuff that sticks to your car when they put it on the roads!. We do not want to track this into the building. By Tuesday morning, it should be safe to walk on.

PAVED FINALLY! The final layer of asphalt was installed Monday morning! Years of planning have culminated in a great looking lot! The striping and replacement of the parking blocks should take place some time this week, and the lot should be open for Thanksgiving services. No more checking Weather.com every hour, no more checking 4 or 5 different weather reports every night seeing who will give the most most optomistic forcast! Talk about something to be thankful for!!!

Striping today The lot is being striped today in preparation for use on Wednesday. The concrete wheel stops will be re-installed during the first week of December, so please use caution while parking. Everything should be back to normal for the return of school. OK, now it’s striped! It took an extra day, since it started raining as they we’re getting ready to stripe on Tuesday, but the lot is now striped. They’ll be back to place the parking blocks, at which time we’ll consider it done!

Still a few odds and ends.. We still have a few odds and ends to tie up as far as the paving goes. They will come and set the parking stops late this week or early next. at the same time, we’ll return the bike rack to its rightful place, as well as most of the parking lot signs. We are now focusing our attention towards the lighting, and we hope to have the lights ordered yet this week.

Parking lot final work 12/17 Glander will be putting the finishing touches on the lot, that is, installing the wheel stops on Thursday December 17th. Please be advised that the perimeter parking spaces will need to be left open, and they will be running equipment around the lot, so please use alternative parking if possible. Work should be completed by early afternoon.

The lights are coming…. All of the new lighting for the lot has been ordered, including the light posts, all of the fixtures and new lighting for over some of the doors. We are hoping to have everything arrive within the next few weeks. Unfortunatly, it looks like we’ll miss our goal of having the lights up before Christmas, but that’s how it goes…

Phase 1 completed! Folks, it’s finally done! we officially drove the last spikes in the parking stops before noon this morning, bringing to a close the first phase of our three phase project. Thanks to everyone who put up with the headaches during construction. Thanks to the teachers and staff that braved lousy weather in October to help our kids get to and from school safely. And thanks most of all to those that have generously supported this project with your funds and prayers. We truly could not have done it without you. Check back frequently for updates on the next phases of the project….

Lighting update The lights and posts are beind manufactured in Georgia (?) and should ship to us soon. Unfortunatly, we’ll need a little of the snow to melt to be able to get them up. Hopefully we’ll get that mid January thaw to help us out!

Posts arrive. The 9 light posts for our parking lot arrived this morning and are now stored safely in the boiler room. The lighting fixtures should arrive shortly. We’ll still need a break in the weather and hopefully a thaw before we install them.

Some of the lights are here! we recieved part of our light order, the building lights late last week. We are expecting the remaining lights any day. Now, if we can just get rid of this blasted snow…..

All of the lights are here! We now have all of the lights in our hands. we are currently working out a schedlue for installation. Unfortunatly, many of the PLC members are participating in the Easter Musical, so with rehersals and all, it will after Easter before things are done.

Project Phases  

You may have heard discusions of the various “phases” of the parking lot job. The following is a brief description and cost estimates for each phase.

Phase 1 COMPLETED & FULLY FUNDED! Total cost $175,020.50 Praise God and thanks to all who supported this project!

This is the biggest, and most costly phase of the project. Phase 1 involves The various concrete repairs around the building, digging a trench around the perimeter of the lot, installing electrical conduit, boring holes and pouring concrete to facilitate the installation of light poles around the lot. It is also the actual paving of the lot, which will entail grinding and removing the existing asphalt surface (or what’s left of it), removing and stockpiling the existing base stone, removing and hauling away 6” of soil under the existing gravel, replacing the removed stone, grading, and installing 4” of new asphalt and striping the lot. The estimated cost of this project is $160,000.00. Target completion of Phase 1 is late October of 2009

Phase 2 COMPLETED AND FULLY FUNDED! Total cost $18754.62

Phase 2 will consist of installing the actual lighting around the lot and on the building. We will install new 15’ tall light posts around the lot, with state of the art energy efficient LED light fixtures. The lights are extremely energy efficient, so they use very little electricity to run, and have an expected life of 50 years. These same fixtures will be installed on the building as well. The estimated cost of Phase 2 is $30,000.00. Target completion of Phase 2 is winter of 2009.

Phase 3

Phase 3 will consist of replacing the damaged fence around the property with a new decorative aluminum fence. This will not only make the propery secure, but very appealing. The new fence will continue along the west side of the property in front of the church offices as well. There will also be preparations made for a gate on the South entrance that can be rolled closed during playground time. Estimated cost of Phase 3 is $30,000.00. The target is to install this fence in late Spring of 2010

Maintenance

To prolong the life of the lot, we will need to implement and finance a regular maintenance program. We will need to do an initial sealcoat and re-stripe in the late Spring of 2010. Then, once again every 3 years. The estimated cost for each sealcoating and re-striping is $5,000.00 Plus, the South (Annex) lot is way past due as well. Add another $2885.00 for that one.

Fundraising and events  

Special collection October 9th and 10th. 15 Sep 2009

At the services on the weekend of October 9th and 10th, we will be taking a special collection to erase the estimated $15,000.00 deficit in the cost of Phase 1 of the project, which is the lighting rough in and excavating and paving. Paving committee members will be available in the narthex with collection baskets and to answer any questions you may have regarding the project. Please prayerfully consider what you can gift above your normal giving to help finance this project completly. All gifts accepted, big or small!

Contests ends with great sucess! Our “Light the Lot” contest raised $5476.86 towards the installation of the new lighting. Our 5th grade class was the winning class. Congratulations to Patrick Jasionowski, our Grand Prize winner as the biggest contributor, Ruth Montella or second place winner and Margueret Spear our third. Thanks to everyone who participated! If you missed out, we are still accepting donations to the lighting for the lot. Simply bring your gift to the school office!

Come join us for dinner and an evening of fun and spiritual uplift! Friday night, February 12th. An elegent pasta dinner will be served between 6:00-7:30 p.m. At 7:30, the kids will split off for an evening of fun sponspored by the church Youth Group while the adults head up to the Sanctuary for a concert by renowned Christian singer and praise leader David Paul Britton. There will be great raffle prizes too! Tickets are $25.00 for adults, $10.00 for ages 11-18 and kids 10 and under are free. Proceed will benefit the fund for the new fence for the school and the Youth Groups mission trip to New Orleans this summer. Tickets go on sale Sunday February 17th and will be available in Fellowship Hall after services services and through the school office. ...To all who helped make our dinner and show evening so special. Thanks especially to Gene Marzelli and Laura Dykstra, for handling all of the planning and shopping for the dinner, and all of the youth and parents that helped cook or serve. And thanks especially to those that attended or supported this event financially. We were able to meet our Thrivent gaol and will get our maximum match of almost $2400.00! What better way to celebrate the end of the school year and kick off summer than a day at the ol’ ball game! Immanuel will have section reserved for this special day! Kids will get to run the bases after the game and meet the players for autographs! Tickets are only $10.00. Watch for details in the coming weeks!

Special thanks to all who have contributed to this project over the past years. It has been a long haul, with many ups and downs, and some still to come no doubt. It is amazing what can be accomplished when God puts it on each ones heart to return the gifts He has given, to each ones ability. There has been a tremendous amount of money gifted to this project so far, and the vast majority of if has come from the hearts of church members and school parents. To God be the glory, great things he has done!
